CCP Represented Returning Client with Lease of Additional Denver Location

Total Document Solutions (“TDS”), founded in 2000, offers a myriad of records management and information governance solutions for highly-regulated companies – both public and private. This includes everything from electronic and physical document storage, digitization, organization, retention, disposition, and more. The company recently set out to separate their document digitizing services from their document storage services into two different Denver locations in order to more effectively serve their clients' needs. CCP represented Total Document Solutions with the new Denver office lease to support this operational change. After helping the client find the most appropriate space for their needs, the CCP team negotiated with the landlord to achieve the best deal terms and concessions.  The new location for document digitizing and data optimization will provide a well-located, professional, and secure office for TDS' clients, who require strict privacy, confidentiality and security provisions for their critical records projects.

Renovated Building in Sunnyside Now Fully Leased

The 8,289 SF multi-tenant, flex-office building is now fully leased! The building, originally built in 1966, was purchased and completely renovated in 2020-2021 by Factor Design Build, a company that specializes in home design, renovations, and additions.  The company now offices out of a portion of the building and is the landlord for the remainder of space.  Matt Weist, with CCP, was the landlord's real estate representative for marketing and negotiating the leases for each available  space.  In early 2022,  Aestousi (now Garage 1880), a  personal fitness trainer, leased 1,176 SF. The newest tenant moving into the remaining 1,167 SF this month is the Senior Assistance Center, a non-profit organization that helps older adults apply for and navigate assistance that they may be eligible for.

A bakery just signed a new lease for 1,713 SF at the Edgewater Public Market, less than a half-mile from Sloan Lake.  Black Box Bakery, a relatively new business (opening in 2019), has been wowing people with its creativity and cosmonautic marketing theme.  Stryker Lewis/CCP helped them to find the ideal location for them in the Denver metro area and negotiated lease terms on their behalf.  The bakery's buildout will take a few months, but should be opening for business this winter!

Historically,  the events/catering industry has been a very person-to-person business from the very first customer phone call to the catering van driving away after an event. When COVID-19 began sweeping through the United States, just about every business was forced to stop any in-person encounters, unless it was deemed essential for the community.  The events/catering industry came to a grinding halt and even future bookings were eventually forced to cancel. With no revenue coming in for the foreseeable future, Riccardo Mazzeo, CEO of Three Tomatoes Catering, had to strip the company budget and surmise how long it could withstand the shutdown.

Matt Brower, Managing Broker at Column Commercial Partners recently represented Riccardo Mazzeo with his purchase of the 8,000 SF industrial building at 255 Yuma Street, Denver, CO.  Riccardo owns Three Tomatoes Catering, which has been in business for more than 40 years!
