There is an increasing draw for many to work remotely from anywhere in the world now that remote work has become more accepted and more accessible. CCP has long embraced this practice and it has opened its doors to expand beyond the borders of Colorado and the US, itself.
CCP is now involved in real estate investments and development projects in the Azuero Peninsula region of Panama, a fast-growing area offering tourists and residents one of the best sport-fishing areas in the world, incredible surfing beaches, and a relaxed atmosphere in a tropical setting.
We are currently working in this region to help create a community that is focused on sustainable building practices and regenerative permaculture. There are two developments underway, with investment opportunities for anyone interested in learning more and/or becoming involved!
First, is the Serprana Retreat Center, an 8-acre site with close to 1,000 feet of beachfront near Pedasi, Panama. Serprana will consist of 12-14 casitas (with room to build more), a yoga/ceremony dome, full-service restaurant, pool, and expansive ocean views across the entire property.
The second development is a 12-acre site in Playa Venao, Panama, part of a gated community, that will have 10-12 beach homes, walkable access to two semi-private beaches overlooking Isla de Cañas, and incredible sunset views over the ocean!

David Ray of CCP recently assisted a multi-market client, Autism Living Experience (ALE), with a new location to serve their clients near Boise, ID; with the help of local broker, Lance Millington. After finding several space options that fit the requirements for ALE, David negotiated with the landlord to achieve the most favorable lease terms for our client. ALE ultimately leased 3,083 SF in Eagle, a town near Boise and they plan to move in right away to begin serving the local community very soon. Autism Living Experience is an organization that provides support services for young adults with Autism.

Large Office Condo Sold for Investment Group

Matt Brower of CCP recently sold a 12,470 SF office condo in Denver's RiNo neighborhood. This large, yet also cozy modern-industrial space is part of the TAXI campus live-work development. The space has been owned by the same investor group since 2008 when the TAXI II development was completed. Once the Sellers decided to cash out on their investment, Matt and the CCP team were hired to market the asset for sale. They ultimately identified a Buyer and negotiated favorable deal terms, with the help of the Buyer's broker, Neil Macy.

Second Building Sold from Portfolio

CCP recently facilitated the sale of a 262,700 SF industrial building in northeast Park Hill, Denver. For decades the building was home to Colorado Container Corporation which manufactured and distributed corrugated cardboard boxes. This building was the second sale of a larger industrial building portfolio along 42nd Avenue.

A bakery just signed a new lease for 1,713 SF at the Edgewater Public Market, less than a half-mile from Sloan Lake. Black Box Bakery, a relatively new business (opening in 2019), has been wowing people with its creativity and cosmonautic marketing theme. Stryker Lewis/CCP helped them to find the ideal location for them in the Denver metro area and negotiated lease terms on their behalf. The bakery's buildout will take a few months, but should be opening for business this winter!

Historically, the events/catering industry has been a very person-to-person business from the very first customer phone call to the catering van driving away after an event. When COVID-19 began sweeping through the United States, just about every business was forced to stop any in-person encounters, unless it was deemed essential for the community. The events/catering industry came to a grinding halt and even future bookings were eventually forced to cancel. With no revenue coming in for the foreseeable future, Riccardo Mazzeo, CEO of Three Tomatoes Catering, had to strip the company budget and surmise how long it could withstand the shutdown.
Highlands Building Purchased for Redevelopment Project

The former Habitat for Humanity headquarters building at 3245 Eliot Street, Denver recently sold. Kevin Andrews/CCP represented the Buyer, Trailbreak Partners; a long-standing client of CCP. The private equity company purchased the building as part of a greater plan to redevelop the .95-acre site with new apartment housing. Congrats to the Trailbreak Partners team on this new project!
